SERVICES
Designing a home has many layers. We begin with the Conceptual Phase, move to Design Development, and finish with Construction Document Phase. All projects are unique and may or may not require all that is listed below.
House Plan Package
The plan package includes everything one would need to gain a building permit and includes the following:
-Site Plan
-Foundation Plan
-All floor levels (1st Floor, 2nd Floor, Basement, etc.)
-Roof Framing Plan
-Exterior Elevations
-Wall Sections & Cross Sections
-Floor Framing Plans
-Finish Schedules
Upgrades
Materials List- Great for the client that will be quoting their project from multiple contractors and wants to make certain that all items quoted are the same across the board. This ensures a true comparison of quotes collected from selected contractors. This service completed alongside the plan package will expedite the quoting process. That means saving time and getting started sooner!
Electrical Plans- This service is for the client that wants to make certain all the lighting, receptacle, and specialty items are not overlooked during the construction process. There may be homes that have specific lighting needs that require more attention than just walking through a rough-framed house and marking spots where one wants a switch, receptacle, or fixture.
Engineer Sealed Plans- Some municipalities require engineer seals on plans prior to review and approval. For others, Cornerstone Home Designs looks at it as an economical insurance policy. As homes become more complex in design, so does the structure. Having an engineer evaluate the structure can be peace of mind, and ensure the project is built solid.
Interior Design- A wonderful asset to have several accomplished Interior Designers readily available. We can add this service, working in tandem to not only create an amazing structure, but also ensure it's dressed appropriately through color and texture selections, optimal space planning, and personalized character.
*All house plan packages, and upgrade pricing is based on exclusive individual project needs and/or requirements. Fee proposals shall be established once Designer fully understands the scope of the project or service requested.
*Please also understand that additional services outside of the House Plan Package involves additional time and manpower. Lead times on upgrades will vary depending on project load of outsourced entities.
